In general, most applications take around eight weeks from the registration date. This timeframe extends to 13 weeks for major applications and even longer if an Environmental Impact Assessment (EIA) is mandated. However, applications can exceed their statutory timeframes.

Certainly, we can provide advice and confirm this for you. Occasionally, we will need to obtain the planning history file in order to do so. Occasionally, lenders or insurers can require a certificate of lawful development issued from your local Planning Authority. We are able to undertake this application process for you to get the confirmation required.

If you’ve undertaken development without planning permission and it doesn’t qualify as permitted development, you can apply for retrospective planning permission for the work already completed.

Typically, a supporting planning statement is necessary for most planning applications and is standard practice with our planning applications.

Regulations, referred to as ‘permitted development rights’, permit home extensions without the need for planning permission if specific limitations and conditions are adhered to. If you intend to surpass these, it’s likely that an application for householder planning permission will be necessary.
